Nashville is again tightening its rules on Airbnbs and other short-term rental properties. The Metro Council voted Tuesday to close what many saw as a final loophole that had allowed investors to get short-term rental permits within a particular type of residential zoning.


Nashville and other cities trying to curb the spread of short-term rentals owned by investors got a bit of a break Thursday.

The state Senate approved a measure that would let them ban non-owner occupied units. But there are some catches.

Given several options, Nashville’s council on Tuesday chose a more aggressive approach to reducing — but not completely banning — short-term home rentals.

The public spoke out to the Metro Council for more than two hours on Tuesday night about proposed short-term rental regulations. The council’s preliminary response shows that at least some new restrictions are likely on platforms such as Airbnb, but there’s still a push to do more.

Homeowners have publicly grumbled about excessive noise, parking violations and mounting trash as a result of their neighbors operating short-term rental properties via websites like AirBnb and Homeaway. Some even say they are doing so without the proper city permits.


To address those concerns, the city has now hired a call center operated 24/7 by a company in San Francisco. An online portal has also been created.
